No. 112 Gartenstraße/Wiesenstraße

The existing commercial areas in the urban area of Radebeul are basically divided into three areas (Radebeul-Naundorf, Radebeul-Ost and Fabrikstraße) as well as small-scale areas. The Radebeul-Ost industrial estate extends to the north and south of the railway line on the outskirts of Dresden. In the southern part, along Gartenstraße, there are small and medium-sized companies from the trades and services sectors. The area to the south-west of Gartenstraße/Wiesenstraße is characterised by residential buildings. The Gartenstraße - Seestraße - Dresdner Straße - Wiesenstraße neighbourhood, with its existing mix of residential and commercial uses, forms a transition between residential use in need of protection and the Radebeul-Ost commercial area.

The plan area itself stands out due to its heterogeneous utilisation structure. Residential and commercial areas have historically developed side by side and are interdependent. Due to the high utilisation of the existing commercial sites in the entire urban area, it is important to preserve the existing commercial areas in order to secure jobs on the one hand and to guarantee the development and expansion possibilities of companies on the other.

The planning objective of the development plan is to maintain the mix of residential, commercial and service uses with a greater emphasis on the commercial component.

No. 103 Augustusweg/Fichtestraße

The planning objective is to safeguard the characteristic townscape with its street-side, loose and small-scale residential development, taking into account the scale of the existing buildings.

The statutes on a change ban were adopted by the city council on 22/09/2021 and have been in force since 01/11/2021 with the announcement in the November Official Gazette. The cancellation of the change ban was decided at the city council meeting on 9 February 2022 and has been in force since 1 April 2022 with its publication in the April official gazette.

To safeguard the objectives pursued with the development plan, a new change ban was issued. The statutes on a new change ban were adopted by the city council on 19 March 2025. The change ban came into force on 1 April 2025 with the announcement in the April Official Gazette.

No. 113 Nach der Schiffsmühle/ Zum Gleisdreieck

The planning objective is to develop an industrial estate.

The planning area is located in the western part of the municipality, in the immediate vicinity of the railway triangle. The area of application is bordered to the north by Meißner Straße, to the east by the railway tracks as well as the embankment and railway facilities (DB properties), to the south also by the railway tracks and to the west by the newly constructed Nach der Schiffsmühle road and the associated embankment.

The plan area is still largely undeveloped. An access road to the area has already been created from the newly constructed Nach der Schiffsmühle road. This road stub is to be continued southwards in order to open up the area.

The accessibility of the ONTRAS station (gas) in the western plan area and the access route in the eastern plan area to the railway facilities of Deutsche Bahn (DB) must be taken into account. The southern edge area is characterised by wooded areas, which should also be taken into account in the planning. In recent years, the open spaces have been used as construction site facilities and storage areas for various building materials (e.g. during the construction phase of the Nach der Schiffsmühle road). Now the area itself is to be developed for commercial use.

No. 111 Traffic development Moritzburger Straße - Altlindenau

The planning objective is to alleviate the traffic situation in the area of the Moritzburger Straße transition to Altlindenau and to improve the pavement layout by eliminating the bottlenecks.

The planning area is located to the south of the historic village centre of Lindenau and extends north of the Moritzburger Straße/ Kreyernweg/ Neuländer Straße junction up to and including the Jägerhofstraße/ Altlindenau/ Moritzburger Straße junction. Also included are neighbouring properties that are necessary to improve the pavement situation and eliminate the bottlenecks.

No. 107 Winzerstraße/Am Bornberge

The planning objective for this neighbourhood is to safeguard the characteristic cityscape with its individual, loosely built-up residential buildings on the street side, taking into account the scale of the existing buildings and preserving the private green areas.

The planning objective is to safeguard and further develop the existing mixed-use structures in the plan area.

No. 105 "Lindenau traffic junction"

-The planning objective is to defuse the Moritzburger Straße/ Kreyernweg/ Neuländer Straße junction and improve visibility at the junction.

Coming from the south, the turning priority road runs from Moritzburger Straße into Neuländer Straße. Traffic coming from the north from Kreyernweg and Moritzburger Straße must give way. At the Kreyernweg/Moritzburger Straße junction, visibility is difficult.

The traffic situation is therefore to be analysed and possible solutions found as part of the planning process. Furthermore, the development plan should define the access roads to the neighbouring properties so that they are set back from the junction area and improve the visual relationship in the Kreyernweg/Moritzburger Straße area through suitable definitions.

A general residential area is to be established for the as yet undeveloped property in order to preserve the existing character of the area with predominantly residential use and individual shops and non-disruptive businesses.

No. 104 Heinrich-Heine-Straße/Gradsteg

The planning objective is to safeguard the characteristic townscape with its street-side, loosely built-up residential development, taking into account the scale of the existing buildings and the preservation of the front gardens and green areas to the rear.

The planning objective is to improve the flow of moving and stationary traffic in the Bismarck Tower/ Spitzhaus area by allocating additional building plots for new buildings in accordance with an urban development framework plan.

No. 85 Zinzendorfstraße 16

A simple development plan in accordance with Section 30 (3) of the German Building Code (BauGB) is intended to establish regulations that ensure the preservation of the ensemble, consisting of the listed villa that characterises the cityscape and the surrounding park, in its current form.

No. 83 Marienstraße

The aim of the development plan is to specify urban development premises on the basis of which the further urban development of the neighbourhood is to take place. The maximum three-storey development along the street facing Meißner Strasse is to remain part of the town centre of Radebeul-Ost in the future; the ground floor zone in particular is to be used to accommodate retail and service facilities. The open space inside the neighbourhood and the characteristic trees are to be preserved and secured.

No. 81 Sport and leisure at the Lößnitzbad

The aim of the development plan is to concentrate sports and leisure facilities of city-wide importance, including a large sports field, on previously largely undeveloped land in addition to the open-air swimming pool site and to make stipulations for partially developed properties on Fabrikstraße within the perimeter of the plan area.

No. 80 Old Post Office neighbourhood

The aim of the development plan is to eliminate the urban planning deficiencies in the area between the building formerly used as the "Lößnitzperle" restaurant (Bahnhofstraße 11/Meißner Straße 281) (Bahnhofstraße 11/Meißner Straße 281) and the Alte Post Radebeul-West (Meißner Straße 285) through urban redevelopment and open space upgrading, controlling the establishment of centre-relevant functions that complement the West Centre and improving the situation for public transport by arranging a covered P&R bicycle parking facility and improving the stop situation for tram line 4, including its barrier-free design.

No. 72 Oberlößnitz school site

The aim is to continue to use the site as a school site after the existing school has been demolished and to construct a new building. A sports hall, sports field, day nursery and youth centre are also to be built at this location.

No. 22 Kötitzer Straße/Schützenweg

The aim of the development plan is to achieve an orderly development of the area. Urgently needed housing is to be created, in particular rental housing, socially subsidised housing, owner-occupied flats and flats suitable for the elderly and disabled.
